Bayshore sits along Singapore's East Coast in District 16, facing the sea and bordered by 15 km of East Coast Park. For years it was a quiet enclave of large, mature condos — Costa Del Sol, The Bayshore, Bayshore Park — popular with families who valued space and park access over proximity to the CBD.

That calculus changed with the opening of Bayshore MRT on the Thomson-East Coast Line, cutting CBD travel time to under 20 minutes. The URA has since designated the precinct as a 60-hectare purpose-built coastal town — with ~10,000 new homes, a 1 km tree-lined community spine, a new school, and a landscaped pedestrian bridge linking homes directly to the park. The first private GLS plot (Vela Bay, est. launch Q2 2026) broke OCR land price records in late 2024.

Getting Around

Bayshore MRT (TEL)

Thomson-East Coast Line. Direct to Marina Bay in under 20 minutes and Gardens by the Bay in 15. Opened in 2024 — the closest MRT to the Bayshore condos.

Bedok South MRT (TEL + DTL)

A second TEL station with a Downtown Line interchange opens 2H 2026, adding fast connections to Bugis, City Hall, and Jurong East without a transfer.

Car & ECP

The East Coast Parkway (ECP) puts the CBD around 15 minutes away by car.

Bus

Multiple bus services run to Bedok Interchange and Tanah Merah MRT.

East Coast Park

15 km of beach, cycling and in-line skate paths, BBQ pits, camping grounds, and some of Singapore's best seafood restaurants — all connected by a new landscaped bridge being built from the neighbourhood directly to the park.

If built, Long Island would transform Bayshore's outlook — turning the current East Coast Parkway into a green-topped coastal promenade and significantly expanding East Coast Park. It remains under feasibility study with no confirmed timeline, but is factored into URA's long-range planning for the precinct and represents a meaningful upside scenario for property owners here.
