Costa Del Sol:
Who it's really for.

Singapore's only condo with a competition diving pool. Premium price. Generous space. Here's the honest take on who should buy here — and who should look elsewhere.

Costa Del Sol is the only private residential development in Singapore with a 4.1 m competition-depth diving pool. That single fact tells you a lot about what kind of development this is — it takes its facilities seriously, it costs more, and it's built for buyers who value the premium.

Developed by Japura (a CK Asset Holdings subsidiary) and completed in 2003–2004, Costa Del Sol holds nine 30-storey towers and 906 units along the East Coast. At ~S$1,849 psf, it's the most expensive resale option in the Bayshore cluster — and with ~73 years of lease remaining, it's also the one with the cleanest financing picture.

If you're stretching your budget to get in, look at the other two. If the facilities are the point — this is the one.

Here's who Costa Del Sol actually suits, who it doesn't, and the numbers behind both.

Costa Del Sol

1 Costa Del Sol Drive · 906 units · ~73 yr lease

Nine 30-storey towers on a 99-year leasehold site from 2000. The headline facility is Singapore's only 4.1 m competition diving pool, alongside a 50 m lap pool, 2 tennis courts, squash court, gymnasium, and resort-quality landscaping. Unit mix starts at 2-bedrooms — there are no studios or 1-bedrooms here. Temasek Primary is under 1 km away.

The resort landscaping and pools create a "holiday every weekend" quality that's hard to replicate in newer, denser builds. For families who will genuinely use the facilities, the premium justifies itself. For those who won't — it doesn't.

Who it suits

3BR from ~S$1.3M · Units 1,300–2,400 sqft

Families who want generous space (3BR typically 1,300–1,500 sqft), serious swimmers or divers, lifestyle-first buyers who want a resort-at-home feel, and buyers who value rarity — no other condo in Singapore has a competition diving pool. Also suits investors: it has the most active transaction volume in the Bayshore cluster.

Who should look elsewhere

Compare: Bayshore Park ~S$1,309 psf · The Bayshore ~S$1,384 psf

Value-focused buyers — at ~S$1,849 psf, you pay a premium for developer pedigree and facilities. Buyers seeking studio or 1-bedroom investment units — Costa Del Sol's unit mix starts at 2-bedrooms. Buyers on a tight timeline who need to exit in under 10 years should model the resale liquidity at ~63 years remaining.

The Facilities & Numbers
01
The Pools

50 m lap pool plus the only 4.1 m competition diving pool in any Singapore private condo. For families with children who swim seriously, or adults who want to train, this is a genuine USP with no comparable alternative in the precinct.

02
Unit Sizes

3-bedroom units run 1,300–1,500 sqft; 4-bedrooms 1,800–2,400 sqft. These are significantly larger than new launch equivalents, giving families actual room — a proper dining room, storage, and a helper's room in larger units.

03
Price & Lease

~S$1,849 psf, entry from ~S$1.2M (2BR). ~73 years remaining on lease. Full CPF usage and standard 75% LTV available. In 10 years the lease will be ~63 years — still financeable, but worth modelling your exit timeline.

04
Transport

~8 min walk to Bayshore MRT (TE29) on the Thomson-East Coast Line. CBD in under 20 minutes. Bedok South MRT (TEL + Downtown Line interchange) opens 2H 2026, one stop away. ECP by car: 15 min to the CBD.

Our Honest Take

Costa Del Sol is a premium product — it costs more, and it delivers more.

The unit sizes are larger, the facilities are rarer, and the resort ambience is genuinely hard to match for a 20-year-old development. If facilities and space are non-negotiable and you're comfortable at the price point — it's an easy recommendation. If you're stretching your budget to get in, look at The Bayshore (~S$1,384 psf) or Bayshore Park (~S$1,309 psf) first — both are solid developments in the same neighbourhood.
