When families look for a home in Singapore, the checklist is consistent: a good primary school within 1–2 km for Phase 2B/2C balloting priority, enough space to live comfortably, somewhere for the kids to run around, and a commute that doesn't consume your life.
Bayshore checks most of those boxes well. On a few, it's genuinely hard to beat — particularly on space per dollar and park access. On others, like secondary school depth, precincts like Tampines or Clementi have the edge.
For families with young children who value outdoor lifestyle, Bayshore is one of the strongest cases in Singapore east.

Costa Del Sol

The standout for families with children who swim. Singapore's only 4.1 m competition diving pool plus a 50 m lap pool — a genuine USP. 3BR units run 1,300–1,500 sqft, 4BR up to 2,400 sqft. Resort landscaping creates a genuine holiday-at-home feel. Temasek Primary is under 1 km. At ~S$1,849 psf, it's the most expensive in the cluster.
For families where children swim competitively or parents want resort-quality facilities without a club membership, Costa Del Sol justifies its premium. The unit sizes are generous — families upgrading from a 4-room HDB will find more space here.
Bayshore Park

The ~23-acre private garden is unmatched in Singapore. For families with young children or dogs, the grounds are extraordinary — and the community feel of large shared spaces means you'll know your neighbours. 7 tennis courts, Olympic-size pool, two underpasses to ECP. Most affordable entry in the cluster. Shorter lease (~55 yr) requires CPF/financing planning.
The Bayshore

FIABCI Prix d'Excellence 1999. A 6-bay golf driving range — unique at any condo price point. For families where a parent plays golf, it saves the club membership cost. Closest to Bayshore MRT (6 min). The Bayshore's longer lease (~70 yr) gives the cleanest CPF and financing picture for most buyers.
Temasek Primary at ~0.8 km from Bayshore Drive — within the 1 km P1 priority band. Tao Nan ~1.2 km, CHIJ Katong Primary ~1.5 km. Good primary coverage. Secondary school depth is thinner than in Clementi or Tampines — Victoria School and Dunman High require a bus or short drive.
Bayshore's resale condos were built when unit sizes were generous. Typical 3BR: 1,150–1,600 sqft depending on development. New launch 3BR today averages 900–1,100 sqft. Families upgrading from a 4-room HDB often find more space in Bayshore resale than in newer launches.
East Coast Park — 15 km of beach, cycling paths, BBQ pits — is Bayshore's defining lifestyle asset. Cycling and skating tracks without a car trip. The park connector links to Bedok Reservoir and Changi. The URA's planned landscaped bridge will eventually connect the precinct directly to the park.
Bayshore MRT (TEL): CBD in under 20 minutes. Bedok South MRT (TEL + Downtown Line interchange) due 2H 2026 — adds Bugis, City Hall, and Jurong East without a transfer. ECP by car: 15 minutes to the CBD. Excellent for Changi Business Park commuters.
Bayshore is a strong family precinct — with one gap worth understanding.
For families with children under 10, Bayshore is excellent: Temasek Primary in the 1 km band, large units, East Coast Park, improving MRT connectivity. For families with teenagers who need proximity to top secondary schools and JCs, precincts like Clementi or Tampines have deeper school clustering. The right answer depends on where you are in the school journey.
